Tell us your role, the Cape Town area and what you need. Add project details only if you have them to hand, and Sheena will be in touch.

Start with your liability

Review the project liability cover and limit alongside the works being insured. A new build, a substantial alteration and work beside an existing property can raise different insurance questions.

  • Project liability, cover and limit: liability to third parties arising from your work, the activities insured and the appropriate limit. The project’s insurance requirements inform that review.
  • Each individual build: Contract Works cover for insured physical loss or damage to the works. For alterations, we also review existing structures, adjoining property, scope, value and duration.
  • Expiring covers and changing responsibilities: upcoming liability, Contract Works and professional indemnity renewals, reviewed against your current work, values and any design or advisory responsibility.

Has your work changed since last year?

New projects, larger values and design responsibilities can change what your insurance needs to reflect. Have these ready for the conversation:
  • Policy schedules: your current schedules and renewal dates.
  • Project details: scope, value and expected duration.
  • Contract requirements: any principal or contract insurance requirements.
  • Design responsibility: any design or advisory role, or changes in your work.

No documents are needed to make the initial enquiry.

Frequently asked questions

What is the difference between Contract Works and project liability?

Contract Works covers insured physical loss or damage to the works under construction. Project liability addresses insured liability for third-party injury or property damage arising from the work. We review both against the project and contract; the limits, exclusions and extensions depend on the policy arranged.

Does my cover include excavation, retaining walls and lateral support?

Do not assume it does. Tell us about the excavation, retaining structures and nearby properties. We review the activities, policy wording and any specialist extensions needed, including lateral support requirements, with the insurer before cover is confirmed.

Can you review my Contract Works and PI when they are due for renewal?

Yes. Tell us when each policy expires and what has changed in your work, project values or design responsibilities. We review Contract Works and professional indemnity as separate exposures, including whether annual or project-specific cover is appropriate.

I already have liability cover. Can you review my limit?

Yes. We can review the activities covered, the liability limit and relevant project requirements. We also discuss whether your existing insurance reflects your current work and upcoming builds.

Can you review insurance for alterations and nearby buildings?

Yes. Tell us about the existing structure, excavation, retaining works and neighbouring property. We review the policy requirements and any extensions needed; selecting a site condition does not confirm cover.

Do all contractors need professional indemnity?

It depends on your professional responsibility and contract. It is particularly relevant where you design, specify or advise. We review that exposure separately from Contract Works and public liability. See professional indemnity for builders and contractors.

Should the contractor or project owner arrange the insurance?

The contract and project arrangements determine who is responsible. Either can enquire: select your role and tell us what you need. We review the insured parties, contractual responsibilities and existing policies to identify gaps or overlaps.

When should I arrange latent defects cover?

Speak to us before design or construction begins. Our available route is specialist single-project professional indemnity (SPPI), subject to insurer acceptance and the policy terms. It addresses professional liability for the project; it is not a general guarantee against all post-completion defects. If work has started, we can discuss your other project insurance needs.

Can an estate or project manager introduce a contractor?

Yes, with the contractor’s agreement. Ask the contractor to submit an enquiry, or introduce them to Berkley Risk with permission. Berkley Risk handles the insurance advice and placement.
